Failed caulking can result in a number of long-term issues for home and business owners. The most obvious is water damage. Left unchecked, large failures in caulking present the perfect entry point for water into a building envelope. This is especially problematic with aging buildings, as the original building wrap or waterproofing may be inadequate, or have failed itself.
Mold, mildew, structural rot - the chance of any of these affecting your building and threatening not only your investment, but also your health, increases dramatically with improper or inadequate caulking.
Another expensive, long-term issue with failed caulking is the entry of air. It may seem trivial day-to-day, but over time it can add up to big numbers on your heating and cooling bills. There is also the danger of water damage when moist cold air from outside gets in your walls and condenses on the back of your framing or drywall.
Sometimes overlooked, except by those who have experience, is the issue of bug and pest infiltration. Not only are they unsightly and unsettling, certain pests can cause serious damage to wooden structures. Chemical barriers are often very effective, and sometimes necessary, but ensuring your home is sealed from the outside goes a long way to discouraging unwanted guests from taking up residence.
Not only can new caulking prevent a lot of costly and stressful problems from occurring in the future, it can also add a sublime beauty to your home. Though it may be subtle to some - clean, properly installed caulking adds a definite "pop" to otherwise dull features that sometimes look unfinished without it. Just start looking a little closer at sealants - when you find a poor job, you'll know it! It sticks out like a sore thumb.
What should you do?
Take a look at your existing sealants. If all of the edges are well bonded, and there is no splitting in the middle of the sealant - you are probably in good shape! But if you notice apparent failures, it is best to give us a call. You can try to patch and fix the holes yourself - and this may buy you a bit of time - but it often looks worse than doing nothing at all, and if not prepared properly, can sometimes be worse than doing nothing at all. Anyone who has tried to install caulking without the proper knowledge or experience can testify - it's not as easy as it looks!
